Leasing Specialist

Description

• Tenant search (key accounts, local and international, franchise and independent individuals);
• Identification of new consumer trends and innovative concepts applicable to our shopping malls and providing information about competitors;
• Evaluation of the desirability of each potential retailer with respect to the desired tenant mix for customers;
• Preparation of a target list of tenants for promising vacancies in the shopping mall;
• Monitoring the retail market and new tenants opening stores in competing shopping malls;
• Contacting potential retailers in accordance with the defined retail strategy;
• Maintaining and developing relationships with current and future tenants;
• Organizing meetings with current tenants regarding their activities and taking action;
• Leading negotiations with tenants, focusing on optimizing lease income and minimizing risks for Pasha Malls;
• Preparation of lease approval forms;
• Preparing and managing lease agreements, addendums, protocols, renewals, terminations, and similar legal documents with the legal department;
• Organizing permit processes for signing agreements with retailers from the start of the deal to the public opening of the store;
• Contacting relevant departments for subsequent processes to ensure timely delivery and public opening of the store (Legal, finance team, supply chain group, etc.);
• Preparation of monthly and weekly reports on the status and execution of leasing activities;
• Assisting in the preparation of general assumptions, budget, and 5-year business plans;
• Preparation of monthly collection reports.

Requirements

• Bachelor's degree in Business Administration, Economics, or other related fields;
• Minimum 3 years of work experience in a relevant field;
• Good command of Azerbaijani and English languages;
• Proficiency in MS Office applications (Word, PowerPoint, Visio, Excel, and Outlook);
• Experience in managing and closing technical projects involving multiple stakeholders and complex information within strict deadlines;
• Strong verbal and written communication skills;
• Strong analytical skills;
• High proficiency in preparing data reports.
