Investment Manager
Role Synopsis: The Investment Manager will be responsible for evaluating new investment opportunities in various types of real estate assets, CAPEX projects at operational assets and various analysis for business development. Investment Manager will work closely with development, finance and operational teams, as well as collaborate with various internal and external stakeholders to ensure effectiveness of investment analysis processes and coordination of related parties.
Key Accountabilities
- Assist with identifying, analyzing, recommending, and implementing new investments, acquisitions, and property disposals when necessary.
- Develop multi-scenario feasibility and valuation studies based on financial and technical information and prepare management reports.
- Carry out due diligence and underwriting of potential new investments.
- Collaborate and lead project control groups for developments, other capex, and asset enhancement works.
- Develop and maintain cash flows for multiple residential properties for sales and lease.
- Conduct financial analysis of sales revenue and expenses and suggest ways of increasing value.
- Manage and develop a team of 2 - 3 analysts.
- Review and support the preparation of legal documents for new investments and assets under management.
- Conduct market research and competitive analysis to identify trends, and opportunities, and benchmark the portfolio vs market and deduct implications.
- Benchmark Group portfolio of residential properties vs market in terms of prices, unit mix, amenities, etc, and make suggestions to adapt marketing activities and pricing.
- Support cost control, sales, and marketing teams with necessary information and coordinate relevant projects with them.
- Build and maintain strong relationships with internal and external stakeholders.
- Create and follow all relevant functional policies, processes, standard operating procedures, and instructions to ensure that work is carried out in a controlled and consistent manner.
- Assist in the preparation of accurate and timely reports to meet corporate and functional requirements, policies, and standards.
Desired background:
- Bachelor’s degree in Real Estate, Business, Economics, Finance or in a related field is required, an advanced degree in real estate, finance, economics, or business (MBA) and relevant certification (CFA, FMVA, ACCA, etc.) is a plus
- +5 years of direct and comparable experience in real estate, financial modeling, consulting, and investing.
- Familiarity with the real estate market in Azerbaijan or in the region (e.g., Turkey, Georgia, Russia, CIS, Middle East) with solid knowledge of industry trends in real estate and development
- Experience in leadership function and team management.
- Proven success in strategic planning and problem-solving..
Required skills:
- Strong leadership, risk assessment, and negotiation skills with a demonstrated ability to achieve mutually acceptable outcomes while maintaining strong relationships with stakeholders.
- Excellent analytical and quantitative skills with the ability to evaluate portfolio performance.
- Demonstrate ability to lead, incentivize, motivate, supervise & develop all staff.
- Knowledge of global and local real estate investment trends
- Demonstrate ability to communicate effectively, both orally and in writing
- Proficient with advanced use of Excel, Word, and PowerPoint.
- Business fluency in English and Azerbaijani required, Russian skills are a plus.
